My Dream Home Almost Went Up in Flames

If you’ve ever bought a home you know how frustrating it is to deal with the builder(if new construction), seller, mortgage company, bank, etc. You have your closing date set and you are more than excited, frustrated, or tired of the entire process. You are ready for the movers to pack your things and become a new homeowner!

Imagine getting an email from someone who appears to be your closing agent a day before your closing date, telling you to wire your closing funds immediately so that your closing won’t be delayed? Your initial reaction could be, “oh my God, I don’t want my closing to be delayed. I’m ready to move into my new home.”  You acquire the instructions to wire the funds and then you click confirm. But not so fast!

I received an email a day prior to my closing date that read, (EXACT WORDS FROM EMAIL)

Hi,

You need to have the CASH TO CLOSE funds wire to our trust account today to avoid closing delay so that funds can clear in our account on time for closing, I will send the wire instructions once you have acknowledge the receipt of this email, i will be busy with limited access to my phone you can send me an email if you need anything else.

Thank you 

I’m resilient and I worked hard for my down-payment and I wasn’t releasing it without a fight. I responded to the email and told them that I won’t be wiring them anything and I will bring a cashier’s check to closing. The scammer’s response:

Please note that if closing funds are received via a cashier check closing will be delayed pending clearance of funds so you are advice to wire funds to our trust account to avoid closing delay so that funds can clear in our account on time for closing, Please advice if you can take care of the wire now so i can forward you our wiring instructions.

I noticed two things about the email, it was written in horrible grammar and punctuation, and I also observed the email address. I remembered my closing agent’s email address and it wasn’t the same as the email address that was sent. So I forwarded the email to my mortgage lender and notified the closing agent that someone was using her name to get me to wire my down-payment. The closing agent notified me immediately when I emailed her, but my mortgage lender NEVER responded to my email of the fraudulent scam. When I didn’t receive a response from my mortgage lender I thought to myself, “who would know that I’m closing tomorrow besides the lender and closing agent? Is the mortgage lender in on this scam since they NEVER responded to the wire fraud email?” Until this day, the lender still hasn’t responded. 

I count my lucky stars daily on how grateful I am that I didn’t fall for the wire fraud scam. My experience in IT taught me how to look at email addresses if something seems odd. I was able to recognize it, but it breaks my heart to read stories of people who did lose their money and dream homes by this scam that is swept under the real estate business rug.

Lenders and closing agents are not doing enough to communicate with buyers on wire fraud scams. If my lender/closing agent would have told me that they will only accept cashier’s checks and do not wire any funds, this entire ‘scam’ would have been recognized immediately. But instead, it was me that told my loan officer that I wouldn’t be wiring any funds and that I will bring a cashier’s check to closing. This is what alerted me as well, because I had already told them my method of payment and wondered why they was asking me to wire the funds. I don’t believe in wiring money, especially, large amounts.

My message to anyone that’s closing on a home soon, the safest way to protect yourself from these scammers is to be aware that it can happen to YOU because it happened to me and many others. Communicate with your lender/closing agent and let them know that you will bring your down-payment, closing costs via cashier’s check, money order, or another safer medium to process the transaction. These scammers are out for blood and they don’t care how hard you’ve saved or worked for your money to buy your dream home. It could all be taken away in a matter of seconds.  Your hard earned money is wired to an offshore account and many times it’s not traceable. It is a lose-lose situation for you. You lose your money and home. It is devastating, but it’s REAL. Don’t let your dream become a nightmare. Protect yourself from real estate wire fraud.

How To Get Your Books Into Libraries

How many Indie Authors are interested in getting your self-published books into your local libraries? Have you taken the time to go to your libraries in your city to donate a copy/copies of your book?

I’ve read numerous articles explaining how to get your books into the libraries and they all read like it’s impossible. You need connections or you must have a nice cover, editing, and sell yourself. It’s like going to a job interview, except you’re selling your books.

When I first published my book “The Ghetto Blues” I was too excited and did things that probably wasn’t in my best interest. I was excited and anxious for patrons to read my book! Some of the wrong things came to bite me in my butt, but one thing I did right was, I went to my public library to get my book added to their collection.

In the process of getting my book into the library, I conversed with a librarian. I asked her about Indie Author’s books in their collection, and she told me how libraries do not accept self-published books. Books must have a review from Publisher’s Weekly, Library Journal, major newspapers, etc.  The book has to be in demand as well. The self-published book if accepted would have to go through the same protocol as traditional published books.

I was a new self-published author and I had maybe two Amazon reviews and that’s it! I didn’t have any reviews from the library journal or other recommended companies. I had absolutely no connections at all to the collections department. But I wasn’t going to let any of those barriers deter me from getting my book into the local library system!

I left a few copies of my debut book with the librarian to pass along to the collections department. I asked for the contact person’s phone and email address so that I could follow-up with him. A few days later, I phoned the contact person and left a message. No return call for about three days. I emailed the contact person and I received a response back within a few days. It was not the response that I expected. It was a rejection that included no reason as to why my book couldn’t be added to the collection.

I’m a persistent person when you don’t explain things to me, especially if it doesn’t make  sense. I scheduled a meeting with the person’s boss that rejected my book. Well, I didn’t schedule a meeting, I actually went down there on my lunch break to talk to her. The person I needed to speak with was in a meeting. I left a message with her receptionist and explained what happened.

I received a phone call the next day and talked with the person in charge of the collections department. I explained how my book was rejected without an explanation. She had already reviewed my book prior to calling me and decided that she would add my book to the collection. Yayyyy!! right?

Long story short, the collections department and I are on VERY good terms and not only have they added my debut book to their collection, my second published book, “Tar Baby” has been added, and my latest book, “Tar Baby 2” is in the process of being added. I was even called to see if I could donate a few more copies of my debut book!

One of the biggest mistakes that Indie Authors make when they talk to local libraries is that they want the library to buy their book(s). We all want people to buy our book(s), but if you are an unknown author then you probably should be donating until you are able to prove yourself. Meaning, you are able to keep patrons checking out your products on a regular basis. I’m aware that shelf life is limited and they do not want books that are not being checked out. I was told that my book needed to abide by those same rules whether it was donated or not. I’m happy to see that my books are being checked out(see pic above)!

Getting your books into libraries have many advantages, such as, getting them into many Americans hands to read. According to the statistics, there are over 65% of Americans that have library cards. It’s marketing and you are building your brand name and products. I would advise all Indie Authors to donate their books to get their foot into the door. That age old saying, “you got to crawl before you walk” still applies in this situation.

You Matter

Feeling unappreciated or like you don’t matter is detrimental to your confidence. I am here to let you know that you matter! Every person, animal, or thing matters. From the president, to the CEO, to the housekeeper, YOU MATTER!

If your boss treats you as if you are invisible and gloats about other co-worker(s) that bring him breakfast or lunch to get in his good graces or get that promotion, just know that you still matter. Keep doing what you are doing. Your light hasn’t been dimmed. In fact, it still shines  brighter.

If your spouse doesn’t appreciate all that you do then stay positive and make a decision on whether it’s beneficial to keep doing it. You could have a conversation with him/her to let them know how you feel. Because at the end of the day, YOU MATTER!

As we go through life’s ups and downs, dealing with people that try to take credit for your hard work to feel better about themselves, look at it as doing them a favor, because they probably need it more for their confidence booster. There will be plenty of opportunities for you because positivism breeds positive. You keep thriving because YOU MATTER!

The Ghetto Blues

I was elated and honored to know that my niece’s friend, Lakeisha had chosen, “The Ghetto Blues” for their book club read. My niece received a lot of positive feedback from the group and they are very interested in more of my work.

The Ghetto Blues took me approximately one year to write, and I poured my heart and soul into the book because I wrote it for my children and grandchildren. I wasn’t going to publish it until my children and niece recommended it because a lot of people needed to hear my story, and there’s a lot of women out there that can relate. I went back and forth because it’s my personal life and everyone knows how judgmental people can be. But since the release of the book in March 2018, it has helped me tremendously deal with things of my past that I had locked away. It has been therapy and I can say that I feel free. My skeletons are out of the closet and I’ve have helped other women in the process.

I would like to thank LaKeisha and the rest of the ladies/gentlemen that purchased and read my autobiography. A lot of the ladies said that they could relate to my story. It was beautifully written and their emotions was all over the place.

The Ghetto Blues makes you laugh, smile, cry, and be inspired. It’s not a woe me book. It’s a captivating story of perseverance, determination, and never giving up!

The Ghetto Blues synopsis:

My legacy is important to me. I want to leave a legacy that my children and grandchildren could be proud of. A legacy that would be a blueprint for future generations to tweak and make better.

I write this book for future generations to learn, grow, and inspire to be a better you. This book is the story of my life and based on true events. It’s about a young lady that struggled through her identity crisis and was raised in unstable environments and poverty.

A story about a life of tragedy, trepidation, but triumph. I never accepted the ideology of a victim. Instead, I embraced strength, resilience, and a warrior’s philosophy. I fit the perfect description of Tupac Shakur’s meaning of the saying, “a rose that grew from the concrete.” When the odds were stacked against me, I continued to grow mentally, physically, and spiritually.

I believe that you are only a victim when you have no choice; otherwise, you are an enabler. I had no choice being born into poverty, but I had a choice on whether to rise above my circumstances.
My desire was to break the mental and physical chains plagued in our communities and instill new ones for me and my children.

My story goes out to all the people that suffered and survived, The Ghetto Blues. I hope to transform and inspire you to never give up on you.
